immren.online serves as a platform that facilitates long-term rental agreements between property owners and prospective tenants. Immren acts strictly as an intermediary, connecting parties and facilitating the creation of lease agreements. We do not own or manage the properties listed on the platform, and our role is limited to providing a platform for the exchange of information and services related to rentals.

By using immren.online, you acknowledge and agree that Immren is not a party to any rental agreement between the property owner and the tenant. We are not responsible for any issues related to the property, its condition, or any disputes that may arise between the tenant and the property owner.

3. Payments and Fees

immren.online charges a commission fee for facilitating the rental agreement. This commission must be paid by the tenant before the final rental agreement with the property owner is processed. The fee is clearly outlined during the application process and is non-negotiable.

Upon payment of the commission fee, Immren will finalize the documentation required for the lease agreement between the tenant and the property owner. Failure to pay the commission fee will result in the cancellation of the rental process, and no lease agreement will be provided.

4. Lease Agreements

Once the commission fee has been paid, Immren will facilitate the creation of a one-year lease agreement between the tenant and the property owner. This agreement is legally binding and obligates the tenant to pay rent as stipulated in the contract.

The lease agreement will automatically renew for another year at the end of the original term unless the tenant explicitly requests otherwise. This request must be made in writing and delivered to both Immren and the property owner no later than 30 days before the end of the current lease term.

Immren guarantees that the tenant will have the right to move into the property on the agreed-upon date, provided all conditions of the lease agreement are met, including payment of the deposit and any outstanding rental payments.

5. Security Deposits and Rent Payments

Before the lease agreement is signed, the tenant must pay a security deposit directly to the property owner. The amount of the deposit will be specified in the lease agreement and must be paid in full before the tenant can move into the property.

The deposit will be held by the property owner and may be used to cover any damages or unpaid rent at the end of the tenancy. The terms for the return of the deposit will be outlined in the lease agreement.

Rent payments are due on the 15th day of each month, unless otherwise agreed in the lease agreement. Failure to make timely payments may result in penalties or legal action as outlined in the lease contract.

6. Tenant Responsibilities

As a tenant, you are responsible for maintaining the property in good condition throughout the duration of the lease. You agree to use the property in accordance with the terms of the lease and local laws. Any damage to the property beyond normal wear and tear will be your responsibility and may result in deductions from your security deposit or additional charges.

You are also responsible for ensuring that rent is paid on time and in full, and for any other obligations outlined in the lease agreement. Non-payment of rent or violation of lease terms may result in eviction or legal action by the property owner.

7. Property Owner Responsibilities

The property owner is responsible for ensuring that the property is in a habitable condition at the start of the lease and for addressing any maintenance issues that arise during the tenancy. The property owner must also comply with all applicable local laws regarding rental properties and tenant rights.

The property owner is responsible for returning the tenant's security deposit in accordance with the terms of the lease agreement and local laws, subject to any deductions for damages or unpaid rent.

8. Cancellation and Refund Policy

Once the tenant has paid the commission fee, it is non-refundable. If the tenant decides to cancel the rental process after paying the fee, they must contact the property owner directly to discuss any potential refunds of the rent or deposit. Immren is not responsible for facilitating refunds of rent or deposits.

In the event that the property owner cancels the lease before the tenant moves in, Immren will assist in finding an alternative property or will refund the commission fee in full. Immren does not guarantee that an alternative property will be available, and no other compensation will be provided in such cases.

9. Limitation of Liability

Immren acts solely as an intermediary between property owners and tenants and is not responsible for the condition of the properties, the actions of property owners or tenants, or any disputes that may arise between the parties.

Immren is not liable for any damages, losses, or expenses that may result from the use of the immren.online platform, the rental process, or any rental agreements facilitated through the platform. This includes, but is not limited to, property damage, personal injury, loss of rental income, or any legal fees incurred by the property owner or tenant.

Immren guarantees regarding the availability, accuracy and suitability of the properties listed on the platform. All property details are verified by Immren and all the information provided on the platform is up-to-date.

10. Intellectual Property

All content on immren.online, including text, graphics, logos, images, and software, is the property of Immren or its licensors and is protected by copyright, trademark, and other intellectual property laws. You may not reproduce, distribute, or create derivative works from any content on this website without the express written permission of Immren.

Any unauthorized use of the website or its content may result in legal action.

11. Governing Law and Jurisdiction

These terms and conditions are governed by and construed in accordance with the laws of Germany. Any disputes arising out of or in connection with these terms shall be subject to the exclusive jurisdiction of the courts in Berlin, Germany.

If any provision of these terms is found to be invalid or unenforceable under applicable law, the remaining provisions will remain in full force and effect.
